Villa Park provides Site Planning and Land Development services, taking into consideration the local setting of the site with a focus on maximizing market potential. This may include investigation of zoning/code requirements, parking considerations, traffic flow, and landscaping to provide our clients with the highest level of site planning to optimize investment.

• Review the project requirements and generate a preliminary program and project budget.

• Review alternative building systems with the Owner.

• Prepare Schematic Designs comprised of floor plans, elevations and 3-D drawings illustrating the scale and relationship of the project's various components including its relationship to the project site.

• Develop and prepare a design concept package which includes selection of furnishings, finishes, signage, art and accessories.

• Prepare construction documents for specifying, bidding and installing furniture, signage, art and/or accessories.

• Develop and update a Leasing Guide to keep track of leased spaces, prospective tenants and space available.

• Space planning for prospective tenants and the preparation of tenant finish out construction documents.
